Office Key Duties:

 

• Assist the Directors, Office manager and other staff when required with general office tasks
• Assist with stationery & office supplies
• Scan and file office paperwork, ensuring filing around the office is in order and tidy

Key Accountabilities

 

  • To hit monthly set sales targets
  • Following ERE’s processes & keeping the company CRM system updated and accurate
  • Keeping up to date on the UK property market and ERE stock
  • Build strong rapport with new & existing investors

 

Sales Performance Key Duties:

 

  • To close property investment deals to a mix of new clients and existing investors through a variety of business development activities
  • Hit your quarterly target of selling 9 units
  • Calling new leads each day to establish the needs of the investor
  • Keeping up to date on your Sales Wizard contacts making 30 + calls a day
  • Holding 5+ face to face meetings per week to present our current opportunities.
  • Seeking out collaboration partnerships to help promote ERE’s opportunities and expand your client reach.

 

Compliance & Processes

 

  • Keeping accurate records on the companies CRM system and updating own activity
  • Sending out reservation forms from the CRM system and checking they are completed correctly
  • Managing and producing reports on your own pipeline

  • Researching and understanding the current UK property market
  • To provide accurate and up-to-date information about properties to clients in order to sell them effectively and ethically

Property Manager

Leeds

Key Accountabilities

 

  • Effectively dealing with tenant and landlord matters
  • Keep accurate property records and supporting notes for all property matters
  • Managing the mid – end cycle of the property tenancy
  • Managing the tenant’s expectations and the landlord’s investment in a professional manner always

 

Property Maintenance Key Duties:

 

  • Ensure that all maintenance issues are recorded correctly
  • Arrange check out of properties with local contacts
  • Liaise with block mangers to resolve any block specific issues

 

Process Management Duties:

 

  • Ensure that all instructed works are completed and invoiced within a rea-sonable timeframe
  • Receive and process tenant notices ensuring the landlord is aware and kept informed throughout
  • Ensure that check outs are received within an acceptable timeframe
  • Prepare evidence for any claims that are required
  • Reduction in outstanding EICR
  • 75% of deposits to be agreed and released in 14 days

 

System Management Duties:

 

  • Ensure tenancy records are up to date with the correct information
  • All required certificates in date and uploaded
  • Arrange and administer transfer of utilities to the landlord at the end of the tenancy
  • Deal with all tenancy administration and maintenance matters

 

Communications:

 

  • Obtain landlords authority to proceed with works, ensuring funds are in place instructing contractors where necessary
  • Deal with landlord and tenancy enquiries
  • Advise tenant of any proposed deductions from deposits
  • Obtain landlords approval for deductions from deposits
  • Obtain tenant approval to make proposed deductions

 

Overall Objective

 

  • Full responsibility of managing daily operations of the assigned properties within their portfolio.
  • Liaising with contractors and providing regular communication with both the landlord and the tenant.
  • Handling the departure of tenants to end tenancies and arrange for any works required to be completed ahead of new tenancies commencing.
