Why should I choose E.R.E property?

Where in the world does E.R.E Property operate?

We have investors all over the world and operate from offices in Leeds, Hong Kong, and Dubai.

Does E.R.E Property sell off-plan or completed properties?

We sell both off-plan and completed properties. We are also a market leader in selling Assisted Living opportunities.

How many units has E.R.E Property sold to date?

We have sold in excess of 6000 units on behalf of over 100 different developers. We value long-standing relationships and still work with many of the same developers today as we did many years ago.

What services does E.R.E Property offer to property developers?

We offer a full investment advisory and sales & marketing service for residential property developers.

What information does E.R.E Property need from the developer?

We typically ask for a summary of previous successful developments, company financial information, land/ building ownership documentation, planning documentation and funding agreements as a minimum.

Does the developer need to supply marketing materials to E.R.E Property?

As a minimum, we ask for images of the proposed development, whether it be CGIs or actual images, and detailed floor plans. Preferably, we would also have a brochure, however, we can create these ourselves if required. Even if your development is at an early stage and construction is yet to commence, we can still help.

What other services does E.R.E Property offer to developers and their clients?

We will support the developer and the purchaser through the full buying journey. We have a full team of professionals conducting research, marketing, finance, sales progression, and after care.

Will the developer get regular updates of performance from E.R.E Property?

Yes, we provide quarterly marketing updates and maintain regular contact with our developer partners. As part of the initial proposal, we would agree KPIs with the developer.

Do E.R.E Property buyers use their own solicitors?

We understand the benefit of using solicitors that are familiar with the development and always encourage investors to use recommended solicitors from our panel to streamline the conveyancing process.

How quickly will your buyers exchange?

We aim for a 28-day exchange and communicate that with our investors to set their expectations.

How would I contact you to work with you?

Please email us at info@ereproperty.com with who you are and the details of the development you’re looking for us to assist with, including number of units and location.

What’s the full process from start to finish?

  1. An initial call to see if our working relationship will align.
  2. You send all relevant documentation and details of the development for us to conduct our due diligence. This takes around three weeks.
  3. Marketing materials will be created together with a marketing plan.
  4. Teaser, pre-launch and launch internal email created.
  5. Paid advertising companies briefed and scheduled to launch.
  6. Sales team briefed on the development, including an in-person presentation from the developer, or our due diligence analyst if the developer is unable to attend.
  7. Development internally & externally launched.
  8. Sales process begins.
  9. Developer made aware of sales with our sales progression team in regular contact with the investor.
  10. Recommended solicitors introduced and sales progression process begins.
  11. Unit exchanges in 28 days.
  12. If an off-plan purchase, our sales progression team will keep in regular contact with investors and provide construction updates.
  13. If purchasing with a mortgage, we will advise the purchaser to speak to our recommended broker three months before completion to arrange their mortgage.
  14. Property completes and we start helping you sell your next development.

What is E.R.E Property’s USP compared to other agents?

We undertake extensive due diligence to ensure that we only take on opportunities that meet our investors’ requirements and won’t waste developers’ time with those that don’t.

Does E.R.E Property have a preferred area to sell properties in?

The Northern Powerhouse locations are our preferred locations for private-rented properties; however, we consider all locations that are underpinned by strong fundamentals and have good growth prospects.

Do you have deposit thresholds?

We would always prefer the minimum 10% deposit as this keeps our buyers fully protected; however, if you have other means of fully protecting a higher deposit, we are happy to offer 25% deposits.

Do you offer Master Agent services?

Yes, we have an extensive network of sub agents we work with who would be happy to sell your development under our leadership and direction.

What is E.R.E Property’s fee for selling?

We have a minimum fee which we would be happy to discuss with you in person. Please email or call us.

Where are your investors predominantly located?

We have investors all over the world with a particularly strong presence in the UK, Asia, and UAE.

What type of property do you specialise in?

Private-rented apartments are our bread and butter; however, we have an increasing portfolio of Assisted Living developments on our books.
