Sheffield

Economy

Sheffield’s economy has transitioned from its industrial past centred around its steel factories to a diversified economy encompassing digital technology, healthcare, and education. According to figures from Sheffield City Council, public administration contributes more than a third of employment with major employers including the National Health Service, The University of Sheffield, Sheffield Hallam University, and various government departments and agencies such as the Home Office (Visas & Immigration), Department for Education, and Department for Business, Innovation & Skills. Approximately 18% work in financial and professional services, just over 10% in retail, and around 9% in manufacturing. The city’s Gross Value Added (GVA), a measure of economic productivity, has been on an upward trend, with an average annual growth rate of 1.6% over the last five years, according to Sheffield City Council’s Economic Reports. However, EY forecasts this to moderate over the next three years with GVA growth of 1% between 2024 and 2027.

Urban regeneration

Urban regeneration has transformed Sheffield, making it more appealing to residents and investors alike. The latest project is the Heart of the City II, a £470 million initiative aimed at revitalising the city centre with 250,000 square feet of retail and leisure space, 500,000 square feet of workspace, 30,000 square feet of cultural space and 420 new homes. In March 2024, the government’s housing and regeneration agency Homes England agreed a £67 million funding package for two new residential neighbourhoods at Furnace Hill and Neepsend to support the creation of 1,300 new homes and 43,000 square feet of commercial space. In terms of commercial opportunities, the Advanced Manufacturing Innovation District (AMID), located around the Advanced Manufacturing Park/Sheffield Business Park has been singled out for its potential for growth in the Advanced Manufacturing sector and job creation

Demand for housing in Sheffield continues to rise, driven by the city’s expanding population and economic prospects. The metro area population of Sheffield in 2024 is 751,000 and this is projected to grow to 809,000 by 2037 according to the UN. As a result, Sheffield City Council estimates that it will need 43,000 new homes over the next 20 years. Additionally, the city’s substantial student population, comprising over 60,000 students, ensures consistent demand for student accommodation and house shares. According to the Land Registry, Sheffield has seen an average annual increase in house prices of 5.8% over the past five years, outpacing many other cities in the

UK, and benefits from an average rental yield of 7.3% according to Zoopla, again above the national average. Zoopla’s Rental Market Reports revealed a 5% rise in rental prices in the past year (2023-24) alone, driven by high demand and limited housing supply

Connectivity

The city benefits from the Sheffield Supertram, an extensive bus network, and major railway links, including direct services to London St Pancras in under two hours. Future projects, such as upgrades to the Sheffield Midland station as part of the Northern Powerhouse Rail and potential extensions to the HS2 network, will further enhance Sheffield’s connectivity, increasing the city’s attractiveness to commuters and investors.
