Birmingham Leads UK in Sustainable Property Growth

Birmingham is the UK’s second-largest city and has been a hub for urban regeneration in recent years due to its relative affordability, strategic location, and quantity of brownfield regeneration sites. With a target to cut CO2 emissions by 60% by 2030, compared to 1990 levels, the city’s use of ambitious urban regeneration schemes to enhance sustainability and promote green initiatives is gaining attention. Central to this is the integration of renewable energy systems in new developments with the aim of generating 50% of Birmingham’s energy from renewable sources by 2040.

A focal point of this sustainable property development is the Smithfield Regeneration Project. Transforming a 14-hectare site previously occupied by the Birmingham Wholesale Markets, the £1.9 billion regeneration project will provide a new home for the city’s historic Bull Ring markets, new leisure and cultural spaces including a festival square and landscaped park, integrated public transport, thousands of new homes, and community facilities.

E.R.E Property are currently selling Smithfield House, which is located on Rea Street, a short walk from Birmingham’s financial and leisure district, and forms part of the Smithfield Works scheme, a residential element of the wider Smithfield Regeneration Project. The success of the now sold-out Smithfield Works highlights strong market appeal. When completed in the second quarter of 2026, this New York-style building will comprise 148 one and two-bedroom apartments together with an onsite residents’ lounge, co-working space, sky terrace, gym, and cinema. Prices start at £239,995 for off-plan purchases and the development is expected to offer yields of up to 6.90%.

But it’s not just the start-of-the-art modern living that Smithfield Works and wider Smithfield Regeneration Project will provide; it’s also its contribution to sustainable development and the reduction of CO2 emissions. The Smithfield Regeneration Project plans to integrate renewable energy sources, such as solar panels and geothermal systems, to reduce reliance on fossil fuels and decrease carbon emissions. Sustainable transport will also be encouraged with new pedestrian-friendly pathways, cycling infrastructure, and improved access to public transport.

Jo Billingham, Founder and Chairman at Prosperity Wealth, the property development and investment company behind the Smithfield Works scheme comments: “Smithfield Works is playing a pivotal role within the wider Smithfield Regeneration Project through a variety of sustainability initiatives. Eco-friendly construction methods and waste reduction strategies, energy-efficient designs, and sustainable building materials have all been incorporated to reduce the development’s carbon footprint. This also includes the use of smart energy management systems to minimise energy wastage and lower utility bills, as well as new green spaces such as communal gardens and roof gardens to support biodiversity, mitigate urban heat island effects and improve air quality.

Jo adds: “These sustainability initiatives will not only enhance the quality of life for residents and businesses within the Smithfield area, but also contribute to the broader goals of the Smithfield Regeneration Project in ensuring a sustainable, vibrant future for Birmingham.”

Paradise Birmingham is another major regeneration scheme contributing to the city’s green transformation. This £700 million project aims to create a premier commercial hub. The new office buildings are designed to achieve BREEAM certification, a benchmark for sustainable building design, construction, and operation. The development will also include new pedestrianised areas and green spaces as well as new cycle lanes and cycle storage.

The city’s transport infrastructure is also contributing to sustainable development. As part of the HS2 rail network, which will promote sustainable travel between UK cities, Birmingham’s new £570 million Curzon Street Station will utilise natural light and ventilation to reduce the need for artificial lighting and air conditioning, as well as incorporating green roofs to help manage rainwater, improve insulation, and support biodiversity.

Birmingham’s urban regeneration schemes are setting new standards for sustainable property development. These projects will not only enhance the city’s infrastructure but also contribute significantly to the UK’s sustainability targets. By prioritising energy efficiency, renewable energy, green spaces, and sustainable transportation, Birmingham will have a greener, more sustainable future, whilst also helping to reduce living costs for its residents through lower utility bills and more affordable modes of transportation.
