Leeds has become one of the UK’s most exciting regional cities for growth, and much of that momentum is being driven by the transformation taking place in the South Bank area. Once a largely industrial district, Leeds South Bank is one of Europe’s largest urban redevelopment projects.
Spanning 253 hectares of land south of the River Aire, the regeneration aims to double the size of Leeds city centre, creating a vibrant new urban district with homes, offices, cultural spaces, and green areas. As development continues to gather pace, the area is attracting growing interest from businesses, residents, and property investors alike.
A Landmark Year for Regeneration
In March 2026, Leeds City Council announced that the city is moving from planning to active delivery of several major regeneration programmes, with South Bank at the heart of its growth strategy. The council’s wider economic vision aims to generate £20 billion in economic growth and create up to 100,000 new jobs across the city over the next decade.
The momentum behind South Bank is also being recognised at a national level. The area has been shortlisted for the UK Government’s New Towns programme, an initiative focused on delivering large-scale housing and new communities across the UK.
What’s Planned for South Bank?
The long-term masterplan for South Bank will introduce a new mixed-use district that combines residential, commercial and cultural developments.
Key components include:
- Around 8,000 new homes across multiple residential developments
- Millions of square feet of commercial space for offices, retail and leisure
- Major new public spaces, including a large city centre park
- Improved infrastructure, pedestrian routes and cycle connectivity
This scale of development is expected to support around 35,000 new jobs, significantly boosting economic activity and strengthening long-term housing demand in the city centre.
Major Developments Already Underway
Several flagship projects are already shaping the future of the South Bank district.
Aire Park, located on the former Tetley Brewery site, is one of the largest developments within the regeneration zone. The scheme will deliver around 1,400 homes, large areas of office space, retail and leisure units, and a major public park that will become a new green heart for the area.
Another key project is the Temple District, which will revitalise the historic Temple Works area while introducing new commercial spaces and cultural institutions. Plans for the area include the potential creation of a British Library North, further strengthening Leeds’ cultural and educational infrastructure.

Why Leeds Property Investment Is Attracting Attention
Leeds already serves as one of the UK’s largest financial and professional services centres outside London, with strong employment growth across technology, finance, legal services and the creative industries.
Large-scale regeneration projects like South Bank are expected to significantly increase residential demand in the city centre, supporting both capital appreciation and strong rental yields.
With billions in investment, strong government support, and major infrastructure already underway, Leeds is entering an exciting new phase of growth. For investors, the South Bank regeneration offers a rare chance to get in early on one of the UK’s biggest city centre transformations. With new homes, offices, and public spaces taking shape, early movers are well-positioned to benefit from Leeds’ long-term property growth.
